An inspection can either give professional, third-party validation, or reveal issues you should attend to before listing your property. Doing an inspection before bringing your house to market will allow you to better inform the buyer and factor any issues into the price negotiation. 

2. Determine the Best Price for Your Home

There is no exact price in real estate but the market determines the value of your home. Variables you can control include the asking price, timing, financial alternatives, condition, and exposure methods. New homes to the market tend to generate a lot of buzz in the first week and there tends to be a dramatic fall-off after the second week. However, a house that is priced right will result in a better response from realtors, higher offers, and a faster sale. As the seller, it’s important to remember that value is a function of what the purchaser gets out of the home – not what the seller has invested in the home. Your realtor should be able to discuss a proper market strategy with you to determine the best price.

3. Consider getting your home professionally staged

You never get a second chance to make a first impression. Statistics show that most buyers make decisions in the first 15 minutes of viewing a home. A review of over 2,800 properties in 8 cities found that staged homes, on average, sold in half the time that non-stage homes did. 

Great realtors know that when a seller stages their home, the home becomes more valuable than other comparable properties in that price range. The home that is staged can also move up in price and become the lower priced option in the next bracket or category.  

4. Implement Great Marketing Strategies

Professional photos can make or break a listing and they are a must in order for your home to stand out from the competition. In addition to creating an attractive and accurate listing, talk with your real estate team to find out what they will do to market your property effectively.

5. Work with a Certified Luxury Home Marketing Specialist
